The hill view Pool House, Palamartsa

Summary

The house is located on the edge of the village at the end of a track. There is no through traffic. There are beautiful, secluded views from the back garden across the valley and there is access directly onto the neighbouring fields and hills for long walks.

With no immediate neighbours, this location ensures privacy and minimal disturbance.

The Pool House was totally re-built and extended in 2018-19. A large pool and pool equipment house were also added.

There are three double bedrooms.

Each bedroom has an en-suite bathroom with toilet, sink and shower.

One of the bedrooms also had a Prity pechka. This room could be used as a self-contained office or as a Granny annex.

Two of the bedrooms each have new twin IKEA beds (included).

The main living area, with large pechka, contains the open plan kitchen, dining and lounge area with double French doors opening onto a concrete patio area in the rear garden, providing beautiful views to the hills across the valley.

The kitchen has a Beko gas cooker/oven with electric grill. This uses propane gas supplied in canisters. (included in the sale) There is a Whirlpool fridge freezer. There is also a Bosch dishwasher and a Bosch washing machine.  (All appliances are included in the sale.)

The fitted kitchen has plenty of storage space.
There is a fourth bathroom next to the living areas.
The main hallway contains the hot water tank, central hating boiler boiler, washing machine and various dressers and shelving.

Heavy duty quarry tiles have been laid on concrete floors throughout the whole house.  All bathrooms have tile floors and part tiling on the walls.

Gardens

There is a courtyard garden at the front of the house with a number of grape vines some edible; some for wine.

A large area at the rear consists mainly of grass with several shrub beds. There is a flight of steps down to the pool.

Construction

All windows were hand-made locally and are double-glazed.

The majority of the walls are constructed using concrete blocks, reinforced concrete and insulation.

All of the roofs are new and most are located on new concrete ring beams for added strength.

All plumbing and electrical works are new.

The house has a separate wood-fired central heating system with radiators in all rooms and bathrooms. This uses a separate wood-fueled boiler.  This is coupled with an insulated and fully programmable 200 litre hot water tank. This has an immersion function for hot water when the wood burning boiler is not in use.

There is a water standpipe close to the inspection pit containing the water meter and stopcock.

All drainage is new and there is a large modern septic tank at the bottom of the garden. This also has an additional gravel soak away. In addition to the foul water drainage, rainwater from the roof gutters and also from the drains at the front of the house pass through the septic tank. . There are two rodding eyes in the back garden which allow inspection and access.

There is a 1000 Litre water storage tank connected to the rear roof gutters for extra water supply for the garden.

There is a large productive walnut tree at the bottom of the garden and Morello cherry and Medlar trees. There is a double gate, vehicle access with graveled hard standing within the rear garden. There is a wire mesh fence around most of the rear garden and hedges around the remainder.

The barn contains large supplies of firewood and logs.

There are motion sensor lights at the back and bedroom doors.

All furniture may be included in the sale except the double bed. There is a Stihl lawnmower, aluminum ladder, sprayer  and wheelbarrow which would be available separately if required.

Lightning strike earth cables fitted to the roofs.

The house and contents are insured with Allianz in Popovo for the sum of BGN 362.16

The Pool

The oval pool size is 10metres  long , 4.16metres wide and 1.50 metres deep. It is a lined pool constructed within a frame of reinforced concrete with a reinforced concrete floor. The pool is never emptied.
There is a pool heater.
The control system was designed as a salt water pool but because we were unable to visit the house during COVID we have successfully used chlorine tablets since then instead. There is a large multi function sand filter with pool extraction points from the floor of the pool and through the skimmer. The pool empties into the field at the rear of the garden when backwashing the filter or lowering the levels for winterization.

There is a bubble plastic blanket cover for the pool, together with a spindle roller. There is a (damaged) polypropylene tarpaulin debris cover both of which are left in place in winter.
