With so many people popping up at the moment with a new Estate agent business, in the areas around us, it is important that you pick the right agent.
Somebody who can not only speak the Language, but somebody who understands the buying and selling process, and who has a team of professional and legal advisors that will make sure that you are looked after and protected every step of the way.
We are the experts for a reason.
So please check who the agents are, and how much they know about the whole process and about the area, the houses and the villages before trusting them to look after your affairs.
Who are we?
Welcome to Bulgarian Property Experts.
My daughter attends the local school and has become an integrated and loved member of our village.
We have a relaxed and happy lifestyle, which is consistent with living here.
I have achieved a good relationship with the local authorities like many of the village mayors, the local police and notaries because of my ability to speak and understand the language.
My team and I have built up and maintained an extensive knowledge of Bulgarian property law and municipal services in the area. Because we have integrated in to the community, we are able to source different types of property directly from Bulgarian owners, at Bulgarian prices passing on the savings to our clients.
We have a commitment to provide for our clients, past and present up to date information and support to assist in a more settled and stress free life.
I have succeeded in establishing a reputation for being fair and honest, this is something that I refuse to compromise on. Going that extra mile to help other people is my ethos.
If you are looking for a slice of heaven in beautiful and peaceful Bulgaria you may need to look no further.
At Bulgarian Property Experts, we aim to make our service as personal as we can for each of our customers.
We aim to suit your needs and to make you completely aware of the buying and selling process, and to explain what needs to be done when living in Bulgaria.
We believe every client is different and therefore on our first initial meeting, we will sit down with you and make sure that we understand what you are looking for and what you want, and most importantly need.
We aim to settle your mind on anything that may be bothering you and to explain every step of the way.
We then go on from there.
We meet our clients in Bulgaria and can help you, if you need us to, to arrange your stay and your all aspects of your travel.
We arrange all the viewings for the properties that our clients wish to see, and we help you to understand each property, explaining in as much detail as we can both the house and the surroundings, and more importantly the process.
One on One service for every client, old or new. Every client is treated with the utmost respect and we will help you with everything that needs to be done. We are unlike a lot of Agencies, who will do whatever they can to make a sale and once the sale is complete, are nowhere to be seen. We do whatever we can to help you every step of the way, and even when everything is complete, you can still count on us to be there to help you.
All legal documents prepared and checked by legal professionals, and we make sure that our client understands everything before signing, with a translator there at all times.
Company management services to insure the client is kept up to date and aware of any upcoming bills and changes in the law.
Professional, dedicated and honest team, providing all our clients with legal advice and unbeatable services, for both price and quality.
For all houses SOLD with our help and assistance, we ask for a commission of 500 Euros or 3% of the purchase price of the house. (Whichever is greater) This is included in the price of the property. So there are no hidden charges or fees.
when you pay for the home, you will pay the owner to show we are honest and truthful, and to make sure that you are not misled in any way.
When buying property in Bulgaria, there are certain fees that the buyer will incur. These are listed below….
Property transfer. There is government taxes to pay and notary fees when buying a house. This calculates to about 5% of the purchase price of the property.
You will need to pay for the paperwork to be drawn up and for the translator to be present this should not exceed 100 Euros, in most cases.
You will also need to consider that if you will not be present to complete the deal, after the paperwork is back from the company set up, and you need us to represent you. Then you will need to pay for power of attorney.
Most of the time all the legal fees will be between 250-350 euros. This includes all of the above.
We are here to help with every aspect of living in Bulgaria, so if you need any help then please contact us and we will be happy to answer any questions.
